The Myth of the Perfect Time to Move

If you've ever thought about moving, chances are you've asked yourself some version of this question:


"Should I wait?"


Maybe you're waiting for interest rates to change. Maybe you're hoping more homes will hit the market. Maybe you're waiting for prices to come down, your schedule to calm down, or life to feel a little more certain.


And honestly, that makes sense.


Moving is a big decision. Most people want to feel confident they're making it at the "right" time.


But after working with buyers and sellers, I've noticed something interesting:


The perfect time to move rarely exists.


We Tend to Wait for Everything to Line Up

It's human nature.


We want the market to be ideal. We want our finances to be perfect. We want our current home to be ready. We want the timing to make complete sense.


The problem is that life doesn't usually work that way.


When one piece falls into place, something else changes.


Maybe rates improve, but inventory gets tighter.


Maybe more homes come on the market, but competition increases.


Maybe work gets less busy, but a new family commitment appears.


If we wait for every variable to align perfectly, we can end up waiting much longer than we intended.


Life Usually Drives Real Estate Decisions

One thing I've learned is that most moves aren't really about the market.


They're about life.


A growing family needs more space.


Empty nesters want less maintenance.


A new job changes the commute.


Someone wants to be closer to family.


A couple is buying their first home.


These are the things that typically drive real estate decisions, not whether every market condition is perfect.


The market matters, of course. But your personal goals and circumstances often matter more.


What Actually Matters

Instead of trying to predict the perfect time, I think it helps to focus on a few practical questions.



Are you financially prepared?


Do you have a clear understanding of your budget?


Would moving improve your quality of life?



Are you planning to stay long enough for the move to make sense?


Do your current housing needs still match your life?


Those questions are often more important than trying to guess what the market will do next.


Because the truth is, none of us can predict the future with certainty.


There Will Always Be a Reason to Wait

This is something I see often.


If it's not interest rates, it's inventory.


If it's not inventory, it's prices.


If it's not prices, it's uncertainty about what's coming next.


There will almost always be a reason to postpone a decision.


That doesn't mean you should rush into anything. It simply means that waiting isn't always the safer option people assume it is.


Sometimes waiting is the right choice.


Sometimes it's not.


The important thing is making a decision based on your situation rather than chasing a version of "perfect" that may never arrive.


You Don't Have to Have Everything Figured Out

I think a lot of people assume that before they start exploring a move, they need all the answers.


But often, clarity comes through the process.


It comes from talking with a lender.


It comes from understanding your home's value.


It comes from looking at neighborhoods.


It comes from asking questions.


You don't have to commit to moving tomorrow.


You can simply start gathering information.


Final Thoughts

The perfect time to move is mostly a myth.


There may be good times and challenging times. There may be advantages and tradeoffs. But there is rarely a moment when every factor lines up exactly the way we'd like.


Instead of waiting for perfect conditions, focus on what matters most: your goals, your finances, your timeline, and the life you're trying to build.


Because sometimes the best move isn't the one made at the perfect time.
